The number two mistake sellers make when listing a home for sale: They think they can lower the asking price if it doesn’t sell.
While the second mistake is true, you can reduce the price if it doesn’t sell, you’ll miss out on buyers, lose opportunities to draw foot traffic, and risk sitting on the market for too long.
The longer a home sits on the market, the lower it’s value drops in the mind of a buyer. Why has the home not sold? What is wrong with it? Why hasn’t anybody else wanted this house? These are all questions that a buyer will ask themselves when they see a home has been on the market for an extended period of time; subconsciously discounting its’ value.
The easiest fix: Price your home right so it will sell quickly.
Correct pricing the biggest contributor to a quick sale, and also one of the biggest advantages to using a Realtor. A Realtor knows the in’s and out’s of the area market, neighborhoods, and comparable home sales. When I list a home, the bulk of my preparation is focused on the correct price point.
